Industrialized timber residential development with central public plaza and coliving model
The project comprises 154 collaborative housing units under a protected rental scheme, primarily aimed at young residents, located on a strategic site in Valladolid.
The L-shaped layout opens the development towards the south and east, creating a central public plaza that becomes the heart of community life and an urban connection space. This central void structures the relationship between the blocks and extends existing pedestrian routes into the site.
The residential program is organized in linear modular blocks (Ground Floor + 2), with two-bedroom units including accessible typologies. Each block incorporates semi-public spaces linked to the vertical circulation core (community living-dining area, laundry, drying areas, and rooftop gardens), while public uses are concentrated in the corner block: coworking, gym, gastrobar, and multipurpose room directly connected to the plaza.
Construction System and Sustainability
The project is developed using a hybrid construction system, with CLT timber structure above ground and reinforced concrete elements below ground. The structural modularity enables phased construction and optimizes time and costs.
Key environmental strategies include:
• Dual-aspect dwellings with cross ventilation.
• High-performance ventilated façade.
• Double CLT structural wall with integrated insulation.
• Photovoltaic panels on the roof.
• Aerothermal heat pump systems with recovery.
• Green roofs with rainwater collection and reuse.
The building aligns with BREEAM certification criteria and achieves more than 20% reduction in primary energy consumption compared to regulatory requirements.
Added Value
This project represents a scalable model of social coliving in industrialized timber construction, where modular planning, environmental sustainability, and urban integration define a new standard for contemporary protected housing.
