BIM Management and BIM Coordination
In the historic center of Chișinău stands a neoclassical building constructed in 1886 and partially destroyed by the 1977 earthquake. The protected heritage façade provides the opportunity to develop a diplomatic building that establishes a balanced dialogue between historical architecture and contemporary intervention.
The project redefines the property as the headquarters of the German Embassy in the Republic of Moldova, integrating the typical functions of a diplomatic representation: visa section, official premises, and private residence.
The commission was developed as a BIM project for the BBR (Federal Office for Building and Regional Planning), with the objective of demonstrating the added value of digital planning in complex institutional projects. BIM methodology supported the design phases (LPH 2–5).
The strategic objectives of the client included:
• Optimization and quality assurance through systematic clash detection.
• Use of digital building models for fast access to complex planning information.
• Improved communication among project stakeholders.
• Efficient verification based on rules and standards.
• Reduction of late-stage design changes.
• Digital continuity between project phases to avoid information loss.
• Efficient quantity take-offs, cost calculations, and alternative analyses.
• Full traceability of changes and planning status documentation.
Our Role
BIMPRO Architects assumed BIM Management and overall coordination of the design team, as well as strategic BIM consultancy and full OPEN BIM coordination throughout the design phases.
Our involvement ensured compliance with German public BIM standards, interdisciplinary consistency, and the rigorous implementation of BIM as a tool for control, quality assurance, and transparency.

BIM Management
• Review and coordination of the BIM Execution Plan with all stakeholders.
• Development and continuous update of rule sets.

BIM Consultancy for the Planning Team
• Execution of the mandatory BIM/CAD pilot test and documentation within the project communication system.
• Definition of qualitative attribute requirements for model elements.
• Determination of Level of Development (LOD) according to required BIM uses.
• Internal formal and qualitative model checking prior to integration into the coordination model.
• Support in resolving issues identified during internal reviews.
• Consultancy on model base point and coordinate system definition.
OPEN BIM Coordination
• Coordination of IFC exchange between architecture, structure, and building services.
• Integration of discipline models into a coordination model in an independent environment.
• Model verification using model-checking software.
• Issuing coordinated models and communicating issues via IFC/BCF exchange.
• Preparation of review reports for the client.
• Update management and tracking of corrections.
• Iterative reviews until error-free models were achieved at each phase.
Added Value
This institutional project demonstrates how structured BIM Management and coordination ensure traceability, control, and quality in high-representation diplomatic projects, reducing risks in advanced design stages and ensuring interdisciplinary consistency within an OPEN BIM environment.
